Craig knows you have many options available to you in your efforts to sell you home. That’s why he’s established a well-defined program to provide home sellers with a consistent, cohesive, comprehensive and top quality level of service. Here are Craig’s Personal Service Standards he pledges to each client:

Client-Agent Relationships
At the beginning of the client relationship, I will explain my client-agent obligations, noting that the client is my employer and pays my fee.

Structuring the Offering
I advise my clients on the most advantageous way to offer their home for sale, reflecting varying terms and conditions of sale. This “structuring” may include a conventional sales approach, mortgage takeover or assumption, second mortgage purchase, money mortgage lease-purchase or other methods of sale.

Maximum Market Exposure
My client’s home shall be fully exposed to the largest number of potential buyers possible. Normal marketing channels shall include all personnel in my office, local cooperating brokerage offices, regional and national brokerages, print media and the Internet.

Preparing the Home
I advise my clients on how to prepare their home to show it in the most positive manner. I do not gloss over glaring physical defects and will make recommendations as to how they may be corrected.

Appointments & Negotiations
I will ensure that all negotiations by interested parties and other agents are coordinated through me, the listing broker.

Inform on the Market
I advise my clients weekly on buyer activity and interest, local market conditions and other factors that may affect the sale of their property. I will provide an updated Comparable Market Value Analysis, if warranted by increased or decreased market activity. (Ask to see my “Contract to Communicate”).

Qualified Listings
I recognize that only a “qualified listing” provides my clients with the basis for the most comprehensive and effective marketing plan possible. This can be defined as a home listed with the following:
  • Complete and accurate details
  • Well-motivated clients
  • Competitive price by a market analysis
  • Competitive structure
  • A term sufficient to market the home
Overpriced Homes
I advise my clients that I cannot properly represent nor professionally service listings that are overpriced, as I must be able to substantiate and defend my clients “BEST PRICE.”

The Marketing & Closing Process
I will explain to my clients every step of the marketing and closing process, including the amount of “earnest money” that should be secured as a deposit and what contingencies may be considered unreasonable.

Communication
I will establish consistent communications with my clients, either in person, on the telephone or via email, and will commit all understanding to writing. I will advise on prospective buyer reaction and the merits of all offers. (Ask to see my “Contract to Communicate”).

Special Relocation Assistance
I will provide my clients with special relocation assistance if moving out of the area. This shall include vital community facts on the area into which they are moving and setting up a competent service-oriented real estate agent in the area.

Within the framework of the Personal Service Standards as described above, Craig offers each home seller who engages his services the following guarantee:
    “I, Craig Hammett, offer Satisfaction Guaranteed on the performance of my real estate services. If, for any reason, you do not feel I have earned my commission in my work to market or sell you home, I will refund 100% of the commission paid to me by my brokerage company for my services, after the close. I do not guarantee the performance of any other agents’ service and in no way offer to refund any part of any commissions paid to them. If another agent is involved in this transaction, operating as a subagent, your refund will be limited to my portion of the commissions paid. This is usually 50% of the total commissions agreed to in the listing and purchase contracts.”

    To receive a refund you must submit a refund request in writing along with a brief explanation of why you feel I did not earn my commission. This request must be delivered to my office within three (3) working days of the close of your transaction either in person or by certified mail.
